Volume (mass market) house builders do not need to have fully developed plans and a team of expert subcontractors for each house because they are working with standard house designs that have been used over and over, where all the bugs have been ironed out long ago.
However, owners who wish for something customised can pay dearly for changes to the standard designs, whether that is to fit a block that isn’t quite the “average suburban block” or simply to create a more unique and enjoyable living environment.
Why you need a custom house builder for your custom design
Generally if owners buy a block of land then look to have a house designed to suit the block they will have the designers and engineer develop the plans to obtain a DA (Development Application, if required) and then to Building Approval level only.
It’s important to keep in mind that designs at Building Approval level are not complete detailed working drawings with everything fully detailed and specified. More importantly, as with any prototype, the inevitable bugs have not been resolved and they will emerge as the build progresses.
