Been so busy in the weeks following the Xmas break forgot all about Facebook posts so time for an update.
Completed the Capalaba extension over the garages just after Xmas when the garage doors were finally installed and started the next job in Sherwood in the New Year.
All the inside renovations at Sherwwood are nearly complete now with just the bathroom fit out to follow shortly.
The side deck is well underway with all steel posts concreted in between rainy days, so all good to be out of the ground.
A second stage to a previous job in Upper Mount Gravatt is also now booked in.
With the sort of work we do in extending & building under homes etc. to give owners more living space, its not something people do many times in their lives, So it's not often you have repeat business, though you do get recommended to their friends which is great.
But we have noticed recently this has started to change and looking back we have now carried carried a number of jobs for previous clients and have others in the pipeline to help forward, with another project, which is very welcome.

At Kenmore all of the final odds and ends have been completed so the owners will have the enjoyment of all the new space and internal alterations and improvements over the Xmas Break
The Capalaba job is also nearing completion and apart from the new garage doors it will be virtually completed.
The garage doors were ordered ages ago and are made but are sitting in the suppliers store. leading up to Xmas they have had a shortage of installers to fit them.
Not much anyone can do as the door install is a specialised job.
I think we are all looking forward to the holidays, I know we all are.

First floor wall and roof framing virtually complete with just the regression trusses on to the main house roof to be fitted when the roofer is on site on a dry day, so we can keep the house in the dry.
Windows due in a couple of days so cladding can go ahead once the roof tiling is complete.
Kenmore Bathroom and house kitchen area work coming together shortly now and these are the last items on the job, with all the main extension and alteration work already completed.

New First floor extension over 3 garages in Capalaba going well.
First jobs, strip out roof, all internal linings and the internal structural stud wall frames.
Then carefully support the external brickwork and construct a new internal stud frame. strong enough to support the new upper floor.
Then came the floor framing which, because of the span and the need to avoid internal stumps and steel supports, meant we needed a really strong structure with joists every 300mm centres and some pretty big Lintels as you can see.
Anyway all done so now its straight forward wall framing for the upper floor and the new trussed roof over.
Kenmore job last items being completed, just some extra jobs added to the contract and the renovation of the original bathroom now the new Ensuite is up and running.

Kenmore project coming to an end fast.
Rear deck complete with handrails and S/S balustrade.
Replacement windows and external sliding doors to existing house complete.
Extension flooring laid and interior fit out complete.
New Ensuite formed in the existing house will soon to be completed, then we will be back to refurbish the existing bathroom and also some extra structural work in the kitchen area requested by the owners.
We will be making a start on our next job in Capalaba next week which is a first floor extension over a three car garage.
We did a similiar extension over triple car garage in Sinnamon Park some years back so its great to do another one, as they must be pretty rare.

Kenmore project is going well. The extension is now ready for final fit out and in the meantime we have been constructing a new rear deck.
Once that is complete we will be working on the inside of the house and creating a new Master Bedroom Ensuite and WIR.

All going well in Kenmore. We have switched our attention to the new rear deck while the plasterers are putting in all the linings in the extension.
Stumps in for the deck so construction now underway.
Replacement windows for the existing house expected to be delivered soon.
