Fine weather for roofing in Kenmore.
Extension roof now complete with main house reroof to follow in the next few days.
Re-roofing now requires building approval and an Engineer to inspect the roof tie downs and confirm any additional tie downs that might be required, and confirmed by certification to the Building Certifier.
Always a good time to replace an old roof when carrying out other major work under a Building approval. as the Certifier and Engineer is already involved in the main project.
Wall & Roof framing for the extension in Kenmore now close to completion.
The roofing is following shortly so it will be a great milestone reached.
Then follows windows, wrap and cladding and we are weather proof.
All going well.
Cold but fine weather is great for building and the Kenmore job is going very well.
Wall framing completed and roof framing just about to start then roofing. Thats a great point to reach as you then have a virtually rain proof job to work on.

Hit solid rock which was fun but all the stumps and steelwork is complete as in the first pic and now all the bearers and joists are complete and structural chipboard flooring laid, so a good milestone reached.
Provides a nice shady area for meal times.

This chilly but dry weather is great for building, and I am sure the lads are loving it. Summer is great (but only at the weekends for the trades).
Windsor extension reaching Practical Completion this week ,so time for another project.
We are off to Kenmore to construct a large 4 bedroom extension, a new deck and creating a Master bedroom with Ensuite in the existing house.
So we setting out the job and starting excavating and concreting in the steel supports for the extension.
This will provide the owners with much needed extra space for the growing family.

Always handy that the new kitchen is moving into the extension, so the old kitchen remained in service through the job. Soon it will be out with the old and in with the new.
Our next job is an extension in Kenmore which will nearly double the house area.
So once again we have to be thankful for growing families. because this leads to extra space being required, and this is where we can be of help.

Rough in complete so ready for internal linings and final fit off so all going well.
Real Brick cladding going the feature wall at Windsor and it looks great.
It's also about to be installed on the external chimney breast which will make a real contrast to the cladding. Can't wait to see it.
