Major extensions for bathrooms, kitchens, outdoor living
An expanding section of our projects are extensions to homes. This can be to create extra living space and also to bring the property up to current standards and expectations with extra bedrooms, great kitchens, modern bathrooms and more internal and external living areas.
Typical inter-war period homes in what was once considered ‘the outer Brisbane suburbs’ (but are now inner-Brisbane) are now in demand by young professionals working in Brisbane who need extra space for their growing families.
We are also seeing a similar trend in the high set 1970’s brick veneer homes frustratingly built with the underside of the house great for garages and storage, but just not high enough to accommodate legal conversion into more habitable space. What were builders thinking at the time?
In recent years our extension projects have become much larger with single and two story rear extensions as large as the original house, or even larger.
We have built extensions ‘over the top’ of the existing house and in one case over the entire house. These first floor ‘build over’ extensions require special attention to existing foundation capacities and load transfer through the existing house and onto the foundations. Your builder also must have very capable operatives to carry out the work.
Due to the complexity of these major extensions we find we often require the same skill sets we employ on our Queenslander renovations.
In my (Peter Davis’) previous residential building company back in the UK just over a third of our business volume was ‘loft conversions’ (known as attic conversions here in Australia). However attic conversions are not so common here due to the relatively low roof pitches, but the experience gained by Stewart and myself is invaluable for what we do for our clients in Brisbane.
